The original home was 2350 sq.ft., one story, 3/2 built in the 1980's. We took it down to the studs, completely overhauled the existing first floor, opened up the kitchen to living, added a mudroom and also added a new second floor.
Overall we added 1300 sq.ft. of conditioned space, creating a 3650 sq.ft. family friendly home with 4 bedrooms, 3.5 bathrooms, a study, an exercise room, mudroom, laundry, playroom, formal dining, a functional working pantry, and a beautiful open concept living, kitchen, and breakfast.
The back porch addition was the most challenging part of the project. The City of Austin adopted the Wildland Urban Interface (WUI) code in January 2021 just as we were finalizing the architectural design and drawings. Everything about the porch addition had to meet the new fire code. Still, it turned out great, with my clients being able to enjoy the outdoors while being protected by screens and shade.
This home exemplifies a classic traditional style, with the exterior forms and finishes.
